How to Become a Home Inspector in Ohio

Becoming a home inspector in Ohio means working under one of the most recently rolled-out licensing programs in the country. Ohio didn't actually require a home inspector license until July 1, 2020, and the Ohio Home Inspector Board now sets education, exam, and experience standards under Ohio Revised Code Chapter 4764. The path is straightforward: 80 hours of approved education, the National Home Inspector Examination (NHIE), a curriculum of experience, fingerprints, and your application to the Division of Real Estate & Professional Licensing.

How to Become a Home Inspector in Ohio in 5 Steps

1

Meet Ohio's Basic Qualifications

Ohio's eligibility bar is light. Before applying, confirm you meet the basics: at least 18 years old, a high school diploma or equivalent, and ready to clear an FBI and Ohio Bureau of Criminal Investigation background check. Ohio reviews criminal history on a case-by-case basis, so a record doesn't automatically disqualify you.

2

Complete 80 Hours of Ohio-Approved Education

Ohio requires 80 hours of qualifying education from a Board-approved provider. The Division maintains an approved provider list, and only those courses count. Coursework covers the major home systems — structural, roofing, electrical, plumbing, HVAC, exterior, interior — along with Ohio inspection standards and report writing. AHIT’s Ohio Home Inspector Home Inspector Training Course is fully online and meets the 80-hour requirement.

3

Complete Your Curriculum of Experience

Ohio requires hands-on experience to complement the classroom hours. You can satisfy this two ways: complete 40 hours of curriculum experience plus 1 peer review, OR perform 10 parallel inspections during the application period under a licensed Ohio home inspector. A parallel inspection is a side-by-side inspection where you and the supervising inspector independently inspect the same property, then compare findings.

4

Pass the National Home Inspector Examination (NHIE)

Ohio accepts the NHIE administered by the Examination Board of Professional Home Inspectors (EBPHI). The exam is 200 multiple-choice questions over four hours, with a fee of approximately $225 per attempt. Pearson VUE handles testing at centers in Cleveland, Columbus, Cincinnati, Dayton, and Toledo.

5

Submit Your Application and Complete Fingerprinting

Submit your $250 application to the Ohio Division of Real Estate & Professional Licensing with proof of education, NHIE score, experience documentation, and a certificate of general liability insurance. Ohio's quirk: fingerprints must be taken within 10 days AFTER you file your application, not before. Schedule electronic fingerprinting with a BCI&I-approved Webcheck vendor once the Division acknowledges your filing.
